Case studiesFull Multi-storey Annexe Renovation

Brenmar accomplished an extensive renovation of a multi-storey annexe for a prominent global aerospace company, encompassing a full fit-out of a separate multifunctional office building with essential mechanical and electrical services.

One of the main aspects of this project was the creation of a spacious, open-plan office layout that harmonised fluidity and privacy. On the ground floor, the team focused on relaying the flooring and air-conditioning system. The first and second floors both feature an inviting open-plan café area that promotes collaboration and relaxation, equipped with large kitchens that house integrated appliances and instant boiling and chilled drinking water taps. Additionally, a new WC has been constructed, alongside a refreshed entrance lobby which ensures a seamless connection between the main building and the annexe.

A showpiece of the project is the new large conference room with a moveable acoustic wall, enabling quick reconfiguration of the space and provides essential flexibility in accommodating various meeting sizes and privacy requirements. Several multifunctional private offices have been constructed, each designed with floor-to-ceiling double-glazed partitions and doors, complimented with bespoke privacy manifestations and acoustic wall panels. The addition of a private relaxation room provides employees with a quiet retreat within a bustling office environment.

In response to modern building standards, Brenmar has updated all of the windows to low-maintenance aluminium frames, increasing the buildings EPC and implemented new access flooring throughout to facilitate a smooth flow of services.

The mechanical works include the installation of a new VRF system across all floors, supplemented by roof-level heat pumps and secondary ductwork. The full electrical installation involved new power supplies, data infrastructure, panel heaters and intelligent lighting systems. The roof works comprise the reconstruction and installation of services for a new plant room.

The project location on a high-security site mandated meticulous attention to safety and compliance. Through responsive solutions and effective project management, Brenmar successfully transformed the annexe into a contemporary, flexible workspace tailored to the client’s needs.
