Brenmar has been awarded the contract to transform an outdated office building into a modern nursery. This project presented numerous challenges and required careful consideration of the building’s extensive history of maintenance issues, its proximity to a river, and the need for dynamic design and construction decisions throughout the process.
The transformation involved a comprehensive overhaul of the existing structure. A new floor screed with a damp-proof membrane has been installed. Forbo Surestep flooring was used throughout, with heavy-duty painted flooring in the plant room and anti-slip vinyl in wet areas.
New partition walls have been constructed, complete with skirting and architraves, to accommodate dedicated age-specific rooms and service areas. The facility included two vibrant kitchens and several service areas featuring sleek Magnet units, tiling, stainless steel and acrylic worktops and splashbacks, and bespoke appliances. Additionally, there were laundry facilities, three changing rooms, and cosy kids’ washrooms with custom-designed cubicles, as well as practical toilets and a shower for staff.
The building featured new ceilings throughout, with three high-specification electrical skylights installed to provide soft, ambient natural lighting in larger playrooms. Several new external doors and windows have been fitted, along with new internal fire-rated doors equipped with rubber finger guards and complete ironmongery. A new staircase erected to the first-floor office, where the flooring has been replaced.
The project also included a full installation of mechanical services, encompassing plumbing, drainage, hot and cold water services, gas works, new ventilation systems, a plant room, and thermal insulation. Electrical work involved a complete rewiring of the building, with new lighting, switches, and controls, as well as hand dryers in washrooms and data points throughout the facility.
To utilise the court at the front of the building, a new extension was constructed to accommodate a bright and inviting reception area. This extension features a contemporary steel wall cladding, Prefalz P10, in brick red to achieve a rustic aesthetic. Excavation and earthworks were undertaken, followed by the installation of concrete foundations with fabric reinforcement for combined trench and raft foundations. Concrete brick walls were erected to support the steel cladding, and lintels and padstones were installed to enhance the visual appeal. The extension also included new glass and metal doors, windows, and decor to match.
Comprehensive hard landscaping was completed, including the installation of fencing and a new gate, as well as full white porcelain paving and kerbs in front of the newly constructed reception. External brickwork was carefully matched to the existing building. Additionally, two dated canopies were removed and replaced.
Brenmar successfully addressed the challenges, creating appealing indoor and outdoor child-friendly spaces. The transformation was remarkable, converting this dated building into a bright, practical, and interactive environment designed to support the development of young children.
